Greater Idaho Falls Association of REALTORS® (GIFAR) Explained

Quick Links

The Greater Idaho Falls Association of REALTORS® (often called GIFAR) is a local professional association that supports real estate professionals in the Idaho Falls area and surrounding communities.

For most consumers, GIFAR isn’t something you “use” directly. Its role is mostly behind the scenes: supporting professionalism, education, and ethical standards for REALTORS® who serve local buyers and sellers.

What Is GIFAR?

GIFAR is a local association for real estate professionals who choose to join the REALTOR® community. It is part of the broader REALTOR® organization structure that includes local, state, and national associations.

In practical terms, GIFAR helps local REALTORS® by providing:

  • Education and professional development
  • Ethics guidance and professional standards support
  • Local industry coordination and communication
  • Opportunities for leadership and community involvement

Why GIFAR Exists

Idaho real estate licensing sets minimum legal requirements for practicing real estate. REALTOR® associations exist to support higher professional expectations through education, ethical standards, and shared best practices.

GIFAR exists to:

  • Strengthen professionalism in the local real estate industry
  • Support continuing education and local market knowledge
  • Promote ethical conduct and accountability
  • Provide a structure for REALTORS® to collaborate and stay current

How GIFAR Relates to Real Estate Agents

Not all licensed real estate agents are REALTORS®. A REALTOR® is a licensed real estate professional who is also a member of a REALTOR® association and agrees to follow the REALTOR® Code of Ethics.

When a local agent is a member of GIFAR, it generally means they have access to:

  • Training and professional resources
  • Local industry updates and education opportunities
  • A professional community and accountability framework

What GIFAR Means for Consumers (Buyers and Sellers)

Most consumers won’t contact GIFAR during a typical transaction. However, the association can matter because it supports the professionalism of REALTORS® in the local market.

From a consumer perspective, the key takeaway is simple:

  • If you work with a REALTOR®, that professional is part of a standards-based organization with ethical expectations beyond basic licensing law.
  • Local REALTOR® associations support education and professionalism that can improve the quality of service you receive.

GIFAR does not replace your brokerage relationship or your contract rights. It is a professional association framework that supports REALTORS®.

How GIFAR Connects to Idaho REALTORS® (State) and NAR (National)

GIFAR is one part of a three-level REALTOR® structure:

  • Local: GIFAR supports REALTORS® in the Idaho Falls region.
  • State: Idaho REALTORS® supports statewide education, advocacy, and industry resources.
  • National: The National Association of REALTORS® (NAR) provides national standards, advocacy, and the REALTOR® Code of Ethics.

This structure matters because it links local REALTORS® to broader professional standards, education, and advocacy.

Why This Matters When Selling a Home

When you’re selling, your results depend on your pricing strategy, market exposure, negotiation, and risk management. Working with a REALTOR® can add another layer of professionalism through ethical standards and ongoing education support.

The right question for a seller is not “Which association?” but:

  • Who represents my interests clearly?
  • How will my home be priced and marketed?
  • How will my risk be managed through inspections, appraisal, and closing?
