Rexburg and Madison County Idaho Real Estate Market Update February 2023

Rexburg, Idaho Real Estate Market Update

February 3, 2023

Welcome to this week's market update! This week we have seen a slight improvement in market activity, but not much. It still continues to be much slower than in the last several years. Year to date in Madison County Idaho, there have been 12 homes that have sold. The is a 53% decrease compared to last year at this time. Interest rates have fallen slightly to 6.09%, but we are still 72% higher than last year. The biggest obstacle continues to be the prices of homes not coming down as quickly as they should. The median sale price in Madison county is currently $319,000. That is a 16.5% decrease compared to last year.

Should I Wait to Buy or Sell?

What I generally recommend to my clients is if they are planning to purchase property as a long-term investment, you will most likely be just fine. Markets will always recover, and if you look at all of the historical trends in the United States over the last 70 years, we are always on an upward trend. Timing the market is extremely difficult, but if you plan to hold your property for more than five years, I would say that you will probably be in good shape.

What About the High-Interest Rates?

The beautiful thing about interest rates is that they always change. If rates drop significantly over the next few years, you have the ability to refinance your property and lock in a much lower interest rate. However, if interest rates go up even more, you will be locked into your interest rate. That is unless you do an adjustable-rate mortgage. You have to remember that these are still historically low-interest rates compared to history. Although they might seem high it is just because we became so used to 2 1/2% and 3 1/2% interest rates for a few years. We definitely were spoiled!

Simple Ways to Avoid Vehicle Corrosion During the Winter Months in Idaho

Simple Ways to Avoid Vehicle Corrosion During the Winter Months in Idaho

Winter in Idaho can be a magical time of year, but it can also be hard on your vehicle. From the cold temperatures to the snow and ice, there are a lot of things that can cause corrosion on your car or truck. Fortunately, there are ways to prevent this damage. In this article, we will share tips for avoiding vehicle corrosion during the winter months in Idaho. From using protective coatings to rustproofing, these tips will help keep your car looking and running its best all winter long. Read on to learn more!

Keep Your Vehicle Clean

When it comes to preventing vehicle corrosion during the winter months, one of the best things you can do is keep your vehicle clean. This means washing it regularly and waxing it to create a barrier against the elements.

If you live in an area where salt or ice melt is used on the roads, be sure to wash your vehicle as soon as possible after driving in order to remove any salt that could potentially cause corrosion. In addition, be sure to inspect your vehicle for any signs of rust or corrosion on a regular basis so that you can address any problems early on.

We understand that it can be extremely difficult to wash your vehicle during the wintertime. We recommend using high-quality car wash such as Nitro Car Wash in Rexburg. We like to go to Nitro because of the underbody wash, their pre-wash prior to entering the tunnel, and the amount of foamy soap that helps dissolve all of the salt and ice melt from the roads. We would recommend signing up for one of their unlimited plans to ensure a clean vehicle all year long. If you want to check out Nitro Car Wash, check out their website here: Nitro Car Wash Rexburg.

You can also see what it's like to go through the Nitro Car Wash by watching our video below:

Inspect Your Vehicle Regularly

It’s important to inspect your vehicle regularly during the winter months in Idaho. Look for any signs of corrosion, such as rust or pitting, on the body of your car. If you see any corrosion, clean it off immediately and apply a rust-inhibitive coating.

You should also check the underbody of your vehicle for any signs of corrosion. Pay particular attention to areas where there is metal-to-metal contact, such as suspension components and brake lines. If you see any corrosion, have the affected parts replaced as soon as possible.

Finally, make sure to keep an eye on your vehicle’s battery. Corrosion can cause batteries to fail, so it’s important to clean off any terminals and connections that are covered in rust. If your battery is more than three years old, consider replacing it before the winter season.

Use a Rust Inhibitor

If you live in an area with a lot of winter weather, it's important to take steps to avoid vehicle corrosion. One way to do this is to use a rust inhibitor. Rust inhibitors help to prevent rust and corrosion by creating a barrier between the metal and the elements. There are many different types of rust inhibitors available on the market, so be sure to choose one that is compatible with your vehicle's metal.

Store Your Vehicle in a Garage or Carport

One of the best ways to prevent corrosion or rust on your vehicle during the Idaho winters is to store your vehicle in a garage or carport. This will protect it from the elements and help keep it clean.

If you don't have a garage or carport, you can still take steps to avoid corrosion. Be sure to wash your vehicle regularly, especially if it's exposed to salt or other chemicals that can cause corrosion.

Conclusion

Vehicle corrosion can be a major headache during the winter months in Idaho. Thankfully, there are several methods you can use to protect your car from rust and other forms of damage. By making sure that you always keep it clean, waxed, and covered when possible; by using protective sprays or coatings; and by checking regularly for any signs of wear and tear, you can keep your vehicle looking its best all year round. With these simple tips in mind, you’ll have peace of mind knowing that your car is safe from the elements this winter!

What is an Owner-Carry Contract?

What is an Owner Carry Real Estate Contract?

Real estate can be a complicated business, especially when it comes to financing. One of the most common solutions for buyers and sellers is an owner-carry contract. What is an owner-carry real estate contract? In this blog post, we will explore what an owner-carry real estate contract is, how it works for both parties involved, and why it could be a good option for you if you are looking to buy or sell property. We’ll also examine the potential risks associated with this type of transaction so that you can make sure you’re entering into the agreement with your eyes wide open.

What is an owner-carry real estate contract?

An owner-carry real estate contract is an agreement between a buyer and a seller in which the seller agrees to finance all or part of the purchase price of the property. The terms of an owner-carry contract are negotiable, but typically the buyer makes monthly payments to the seller with interest, and the balance of the purchase price is due when the property is sold or transferred.

Owner-carry contracts are often used when conventional financing is not available, such as when a buyer wants to purchase a fixer-upper home or investment property. They can also be used to avoid private mortgage insurance (PMI) on a conventional loan. In some cases, an owner-carry contract may be structured as a lease-option agreement, in which the buyer has the option to purchase the property at a set price at any point during the term of the contract.

The different types of owner-carry contracts

An Owner Carry contract is a real estate contract where the seller agrees to carry the financing for the buyer. This type of financing is often used when the buyer does not have enough money for a down payment or closing costs, or when the property is not eligible for traditional financing. There are two different types of Owner Carry contracts:

1. Contract for Deed: Also known as a land contract, this type of Owner Carry contract gives the buyer ownership of the property after they make all of the payments specified in the contract. The seller remains on the deed as long as there are payments owed, and they are responsible for paying taxes and insurance on the property. If the buyer defaults on their payments, the seller can evict them and keep any money that has been paid.

2. Lease with Option to Purchase: This type of Owner Carry contract allows the buyer to lease the property from the seller with an option to purchase it at a later date. The terms of the lease and purchase price are agreed upon upfront, and usually include a portion of the monthly payments going toward the purchase price. If the buyer decides not to purchase the property, they forfeit any money that has been paid towards the purchase price.

Why would someone use an owner-carry contract?

An owner-carry contract, also known as a land contract or contract for deed, is a financing agreement between a buyer and seller of real property. The buyer makes payments to the seller, who in turn pays off the mortgage on the property. In most cases, the buyer does not obtain a traditional mortgage from a lender but finances the purchase directly through the seller.

Owner-carry contracts are often used when the buyer cannot qualify for a traditional mortgage loan. The terms of an owner-carry contract can be negotiated between the parties, and typically involve a down payment by the buyer, followed by monthly payments that include interest. The balance of the purchase price is typically paid in a lump sum at the end of the contract period, although some sellers may agree to accept periodic payments until the full purchase price is paid.

How does an owner carry contract work?

An owner-carry contract is a real estate contract in which the seller agrees to finance the purchase of the property for the buyer. The buyer makes payments to the seller, and the seller uses the payments to pay off the mortgage on the property. Owner-carry contracts are often used when the buyer does not have enough money for a down payment or when the buyer has bad credit and cannot qualify for a loan from a bank.

What are the benefits and drawbacks of an owner-carry contract?

An owner-carry contract, also known as a land contract or a contract for deed, is a type of financing agreement in which the seller agrees to carry the financing for the buyer. This can be an attractive option for buyers who may not qualify for traditional financing, or for sellers who want to receive a higher price for their property.

There are some potential drawbacks to owner-carry contracts that buyers should be aware of. One is that if the buyer defaults on the loan, the seller could foreclose on the property and evict the buyer. Another is that if the property value increases, the buyer may have to pay a higher interest rate or make larger monthly payments. Finally, if the seller dies or becomes incapacitated, the buyer may have difficulty obtaining financing from another lender.

Conclusion

An owner-carry real estate contract can be a great way to buy or sell property without having to go through traditional banks and lenders. While it comes with risks and can seem complicated, understanding the basics of an owner-carry contract can make the process straightforward for both buyers and sellers. With careful consideration, this type of agreement has the potential to be beneficial for all parties involved – so if you’re looking into purchasing or selling property in this manner, take some time to research what an owner-carry real estate contract is and how it works before making any decisions.

Tips for Driving in the Winter in East Idaho

Driving in Idaho Winter

Winter Driving Tips for Idaho

Idaho is known for having some of the most extreme weather conditions in the US, with winter temperatures often reaching well below freezing. As a result, it can be dangerous to drive during this time of year if you’re not prepared. That’s why it’s so important for drivers in Idaho to understand how to safely navigate the roads during the winter months. From ensuring your car is ready for cold weather to know how to handle icy patches and snow, here are some essential winter driving tips for Idaho residents.

The Different Types of Winter Driving Conditions in Idaho

There are four different types of winter driving conditions in Idaho: ice, snow, slush, and freezing rain. Each one requires a different type of preparation and driving technique.

Ice: Ice is the most dangerous of the four winter driving conditions. It can be hard to see and can form quickly on roads. If you hit a patch of ice while driving, it's important to remain calm and not brake suddenly. Instead, gently take your foot off the gas pedal and let the car slow down naturally. Once you're going slow enough, lightly pump your brakes until you come to a stop.

Snow: Snow is one of the most common winter driving conditions in Idaho. It can be difficult to see while driving in heavy snowfall and can accumulate quickly on roads. It's important to drive slowly and give yourself extra time to brake. If you start to feel like you're losing control of the car, ease off the gas pedal and let the car slow down gradually.

Slush: Slush is a mixture of snow and water that can be slippery and difficult to drive in. It's important to drive slowly and give yourself extra space between you and other cars. If you start to skid, don't brake suddenly - instead, gently take your foot off the gas pedal and let the car slow down gradually.

Freezing rain: Freezing rain is rain that freezes when it hits the ground, creating a layer of ice on roads. It can be

Winter Driving Tips

As the temperatures start to drop and the snow begins to fall, it's important to make sure you're prepared for winter driving conditions. Here are a few tips to help you stay safe on the roads this winter:

- Plan your route in advance and allow extra time for travel.
- Make sure your vehicle is properly maintained and has good tires with plenty of tread.
- Slow down and allow extra space between you and other vehicles.
- Use your headlights and don't forget to clear off all your lights before driving.
- Be cautious of black ice, especially on bridges and overpasses.
- Keep an emergency kit in your car including a blanket, snacks, water, and a first-aid kit.

What to Do If You Get Stuck in the Snow

If you find yourself stuck in the snow, the first thing you should do is stay in your car. It may be tempting to try and walk to safety, but this can often be more dangerous than staying in your vehicle. Once you've decided to stay put, turn on your hazard lights and call for help. It's important to let people know where you are so they can come and get you.

Try and keep yourself calm and warm until help arrives. Run the engine for short periods of time to keep warm, but be sure not to leave it running for too long or you could run out of gas. And if you have a cell phone, be sure to keep it charged so you can call for help if needed.

How to Prepare Your Car for Winter Driving

As the weather gets colder, it's important to take some time to prepare your car for winter driving. Here are some tips to help you get started:

1. Check your tires. Make sure they have enough tread and are properly inflated. Consider investing in snow tires if you live in an area that gets a lot of snow and ice.

2. Get your battery tested. Cold weather can be tough on batteries, so it's a good idea to make sure yours is up for the task of starting your car in the cold.

3. Change your oil. Cold weather can thicken your oil, so it's important to change it according to your manufacturer's recommendation.

4. Inspect your lights and windows. Make sure all your lights are working properly and that your windshield wipers are in good condition. It's also a good idea to keep an ice scraper in your car in case you need to clear off your windows during a winter storm.

5. Stock up on supplies. Keep some extra blankets, snacks, and drinks in your car in case you get stranded or stuck in traffic during a winter storm

Conclusion

Winter in Idaho can be a harsh and unforgiving season for driving if you are not well prepared. We hope this article has provided some helpful tips to help keep you safe on the roads during those cold winter months. Remember – slow down, plan your route carefully, stock up on necessary supplies, and know how to handle extreme weather conditions like snowstorms or icy roads. If all else fails, pull over somewhere safe until conditions improve. Be sure to check out our other resources for more winter driving safety advice!

Be Ready For Winter: Here's How To Get Your Ceiling Fan In The Right Direction

Ceiling Fan Direction in IdahoAs we all prepare to cozy up in our homes, it's essential to make sure that you are getting the most out of your ceiling fan. In this article, we will be discussing how you can ensure that you have your ceiling fan in the correct direction for the winter months - so that you can better take advantage of its cooling and heating capabilities. Read on to find out more!

In which Direction Should Your Ceiling Fan Be Rotating?

As winter approaches, you need to make sure your ceiling fan is rotating in the right direction. For optimal airflow, your ceiling fan should be rotating counterclockwise in the winter. This will create a wind chill effect that will make your room feel warmer.

Benefits of Which Direction Your Fan is Rotating

There are many benefits to having your ceiling fan rotate in the right direction for winter. Here are a few of those benefits:

1. It Helps To evenly Distribute Warm Air:

If your ceiling fan is rotating in the right direction, it will help to evenly distribute warm air throughout the room. This is especially beneficial if you have high ceilings or a large room.

2. It Reduces Energy Costs:

Running your ceiling fan in the right direction can actually reduce your energy costs. This is because the fan will help circulate warm air, which means your heater won't have to work as hard. This can lead to significant savings on your energy bill over time.

3. It Creates A Cozy Atmosphere:

Having a properly rotating ceiling fan creates a cozy atmosphere in any room. The moving air can actually make the room feel warmer, even if the temperature hasn't changed. This is perfect for snuggling up on a cold winter night!

How to Change the Direction of a Ceiling Fan

Assuming your ceiling fan has a reverse switch, follow these steps to change the direction of your ceiling fan:

1. Turn off the power to the fan at the circuit breaker.

2. Remove the canopy (the decorative housing at the base of the fan).

3. Locate the reversing switch on the motor housing (it will usually have a "R" and "L" next to it).

4. Move the switch to the opposite position (right if it was on left, and vice versa).

5. Put the canopy back on and turn on the power to the fan at the circuit breaker.

Tips to Remember After Changing The Direction Of The Ceiling Fan

As the weather changes and winter approaches, it's important to change the direction of your ceiling fan so that it can help circulate warm air in your home. Here are a few tips to remember after changing the direction of your ceiling fan:

-Make sure that the blades are pointing up when you change the direction. This will ensure that they are properly positioned to circulate warm air.

-If your ceiling fan has a light attached, turn it off before changing the direction. Otherwise, you may end up with a broken light bulb.

-Be sure to test out the new direction of your ceiling fan before winter arrives. This will help you make sure that it is working properly and circulating air efficiently.

Conclusion

So now you know the answer to how to get your ceiling fan in the right direction for winter. Now that you understand the science behind setting your fan correctly, you can adjust it to ensure a comfortable indoor temperature regardless of what time of year it is. Don't forget to perform regular maintenance checks on your ceiling fans as well so they stay running smoothly year after year. With these tips, you'll be ready for whatever Mother Nature throws at you this winter season!

In 1834, a young man named John Taylor settled in the area that would become Rexburg. He was just 17 years old at the time, and is therefore considered the first permanent settler of Rexburg. Taylor built a log cabin near present-day Main Street, and over the next few years more settlers began to arrive in the area. The town of Rexburg was officially founded in 1883.

First families to settle in the area

The first families to settle in the area were the Tullidge and Mitchell families. They were joined by the Smith, Skinner, and Tolman families in 1864. The early settlers also built a gristmill and a sawmill, which provided much-needed lumber for construction projects.

In 1888, the Rexburg Academy was founded by Church leaders as a boarding school for Latter-day Saint students. The academy operated for nearly 50 years before it was converted into Ricks College (now BYU-Idaho).
