The Teton Dam Disaster: A Look Back at the Tragic Flood of 1976

Image of the failure of the Teton Dam

The Teton Dam Disaster: A Tragic Moment in U.S. Engineering History

On June 5, 1976, the Teton Dam in eastern Idaho failed, sending a catastrophic wave of water through the surrounding area. The collapse of the dam resulted in the deaths of 11 people, caused millions of dollars in property damage, and impacted the landscape and lives of those who lived nearby.

Construction and Design of the Teton Dam

The Teton Dam was a federally funded project that was built to provide water storage and hydroelectric power to the eastern Idaho region. It was constructed on the Teton River near the town of Newdale and was designed to be an earth-filled dam with a height of 305 feet and a length of 3,000 feet.

Construction of the dam began in 1972, and was completed in 1975. It was designed to hold approximately 300,000 acre-feet of water. An acre-foot of water is equivalent to one acre of land that is covered with one foot of water. The total cost of the dam was around $100 million.

The Disaster Unfolds

On June 5, 1976, a small leak was discovered in the earthen embankment of the dam. A crack approximately 100 feet long was found on the downstream face of the dam. The Bureau of Reclamation, which was responsible for the dam, dispatched an engineering team to investigate the leak. The team concluded that the leak was minor and not a cause for concern.

However, by 11:00 AM that day, the leak had grown to an alarming rate, and water was seeping out of the earthen embankment. The engineers on the scene attempted to stop the flow of water by placing sandbags and other materials on top of the embankment.

As the day progressed, the leak grew in size, and at approximately 4:30 PM, the Bureau of Reclamation declared a state of emergency. Local officials began to evacuate residents from the surrounding communities.

At approximately 7:00 PM that evening, the earthen embankment of the dam collapsed, releasing a massive wave of water. The water rushed through the surrounding area at speeds of up to 20 miles per hour, and reached heights of over 300 feet.

Impact of the Flood

The floodwaters destroyed homes, businesses, and farms in the surrounding communities. The water also carried debris, mud, and silt, which complicated the recovery effort. The flood resulted in the deaths of 11 people, and over 13,000 people were displaced from their homes.

The property damage from the flood was estimated to be over $2 billion, making it one of the most costly dam failures in U.S. history. The floodwaters covered an area of approximately 80 square miles and reached as far as 20 miles downstream.

The aftermath of the disaster was marked by a massive recovery effort. Federal, state, and local officials worked together to provide aid to those affected by the flood. The Army Corps of Engineers was also involved in the cleanup effort, working to remove debris and restore the damaged landscape.

Investigation into the Cause of the Dam Failure

The Bureau of Reclamation conducted an investigation into the cause of the Teton Dam failure. The investigation revealed that the design and construction of the dam were flawed, and that the Bureau of Reclamation had not adequately assessed the risks associated with the project.

The investigators found that the geologic conditions in the area were more complex than originally thought, and that the engineers had underestimated the amount of water that would be held behind the dam. The investigation also revealed that the construction of the dam was rushed, and that quality control measures were not adequate to ensure the safety of the dam.

The investigation ultimately found that the dam failure was caused by a combination of factors, including the inadequate design of the dam, the lack of proper safety controls, and the complexity of the geology in the area.

Lessons Learned from the Teton Dam Disaster

The Teton Dam disaster was a turning point in the history of dam engineering and construction in the United States. The disaster led to significant changes in the way that dam projects are designed and constructed, and the lessons learned from the Teton Dam failure have helped to prevent similar disasters in the years since.

One of the most significant changes that resulted from the Teton Dam disaster was the establishment of the National Dam Safety Program. The program was created in 1978 to provide guidelines for the safe design, construction, and operation of dams in the United States.

The Teton Dam disaster also led to improvements in the way that geologic information is collected and analyzed during the planning and construction of dams. Today, engineers use a wide range of technologies and techniques to analyze the geology of dam sites and assess the risks associated with dam projects.

The disaster also highlighted the importance of effective communication and cooperation among federal, state, and local officials during times of crisis. The recovery effort following the Teton Dam failure was marked by a strong spirit of collaboration and coordination among officials at all levels of government.

Today, the site of the Teton Dam is a memorial to the disaster. Visitors can learn about the history of the dam and the events that led up to its failure. The site also serves as a reminder of the importance of responsible engineering and construction practices, and the need to be vigilant in the face of natural disasters.

In conclusion, the Teton Dam disaster was a tragic moment in U.S. engineering history. The failure of the dam resulted in the loss of life and property damage on an unprecedented scale. However, the lessons learned from the disaster have helped to improve the safety of dam projects in the United States, and the memory of the disaster serves as a reminder of the importance of responsible engineering and construction practices.

Conventional Loan Program: An Overview for Homebuyers

Conventional Loan Program: An Overview for Homebuyers

As a prospective homebuyer, you have several options when it comes to financing your new home. One of the most popular options is a conventional loan program. In this post, we will discuss what a conventional loan program is, how it works, and what you need to know before applying for one.

What is a Conventional Loan Program?

A conventional loan program is a type of mortgage loan that is not backed by the government, such as an FHA or VA loan. Instead, these loans are offered by private financial institutions, such as banks, credit unions, and mortgage companies. The terms and conditions of conventional loans are determined by each lender, but they typically have similar requirements and guidelines.

How Does a Conventional Loan Program Work?

When you apply for a conventional loan, the lender will evaluate your credit history, income, and other factors to determine whether you are eligible for a loan and what the terms of the loan will be. If you are approved, you will receive a loan that is based on a set interest rate and a set repayment period, typically 15 or 30 years. You will be required to make regular payments to the lender until the loan is paid off in full.

What You Need to Know Before Applying for a Conventional Loan

Before you apply for a conventional loan, there are a few things you should keep in mind:

Credit Score: Lenders typically require a minimum credit score of 620 to qualify for a conventional loan. The higher your credit score, the better your chances of being approved for a loan and getting favorable terms.

Down Payment: Conventional loans typically require a down payment of at least 5%. However, some lenders may require a higher down payment, depending on your credit history and other factors.

Debt-to-Income Ratio: Lenders will also evaluate your debt-to-income ratio, which is the amount of debt you have compared to your income. If your debt-to-income ratio is too high, you may not be approved for a loan.

Documentation: You will need to provide documentation to the lender, including proof of income, proof of employment, and proof of residency.

Appraisal: The lender will also require an appraisal of the property you want to purchase, to determine its value and make sure it is worth the amount you are borrowing.

Conclusion

A conventional loan program can be a great option for homebuyers who want to purchase a home without the backing of the government. If you are interested in applying for a conventional loan, it is important to understand the requirements and conditions and to work with a lender that can help you find the right loan program for your needs. At Real Estate Two70, we are here to help you navigate the home-buying process and find the best loan program for you. Contact us today to learn more!

The Homebuyer's Secret Weapon: How Home Inspections Protect Your Investment

The Homebuyer's Secret Weapon: How Home Inspections Protect Your Investment

The Importance of a Home Inspection

The process of buying a home can be exciting, but it's also important to remember that this is one of the biggest investments you'll ever make. That's why it's essential to have a thorough and comprehensive home inspection before finalizing the purchase. In this blog post, we'll discuss why home inspections are so important and what you need to know before scheduling one.

What is a Home Inspection?

A home inspection is a visual examination of a property that is conducted by a qualified and licensed professional. The inspector will evaluate the condition of the property and identify any potential issues that need to be addressed. This can include anything from structural problems, and electrical or plumbing issues, to mold and pest infestations. The inspector will provide you with a detailed report that includes a description of the property's condition, along with any recommendations for repairs or improvements.

Why are Home Inspections Important?

Home inspections are important for several reasons:

  1. Protect Your Investment - A home inspection helps to protect your investment by giving you a clear understanding of the condition of the property before you buy it. This can help you avoid purchasing a property that has hidden problems that could cost you thousands of dollars in repairs.
  2. Identify Safety Concerns - A home inspection can help identify safety concerns that may not be immediately apparent to you, such as electrical or structural issues. This information can be used to make informed decisions about whether to proceed with the purchase or renegotiate the terms of the sale.
  3. Negotiate Repairs - If the inspector finds any issues with the property, you can use this information to negotiate repairs with the seller. This can help you avoid costly repairs down the road and ensure that the property is in good condition when you move in.
  4. Peace of Mind - Knowing the condition of the property you're about to purchase can give you peace of mind and help you feel more confident about your investment.

How to Choose a Home Inspector

Choosing a home inspector can be a daunting task, but it's important to find someone who is qualified, experienced, and impartial. Look for an inspector who is licensed, insured, and affiliated with a professional organization, such as the American Society of Home Inspectors (ASHI).

You can also ask for referrals from friends, family, or your real estate agent. Once you have a list of potential inspectors, be sure to ask them questions about their experience, qualifications, and inspection process. This can help you make an informed decision and ensure that you're working with someone who is right for you.

If you are in the east Idaho area, we recommend Spartan Home Inspections (https://spartaninspections.com) for a home inspection. They have more 5-star reviews and are the highest-rated company in East Idaho. They are more thorough than any other home inspection company we have come across and they also offer a wide variety of other services such as water testing, radon testing, and more.

In conclusion, home inspections are an important step in the home-buying process and can help protect your investment, identify safety concerns, negotiate repairs, and provide peace of mind. Don't skip this important step and ensure that you work with a qualified and experienced inspector who can provide you with a comprehensive report of the property's condition.

The Benefits to Home Ownership

Home Ownership

Homeownership is a dream for many people, and for good reason. Owning a home comes with a number of benefits that can improve your quality of life and provide financial stability. Here are just a few of the many advantages of becoming a homeowner.

Building Equity

One of the biggest benefits of home ownership is that you build equity over time. As you make mortgage payments, you gradually pay down the loan and increase the amount of your property that you own outright. This equity can be used to take out loans or used as a source of retirement income.

Tax Advantages

Homeowners can also benefit from tax advantages. The interest paid on your mortgage, as well as property taxes, can be deducted from your taxable income, reducing the amount of taxes you owe each year. This can add up to substantial savings over time.

Stable Housing Costs

Renting a home can be a financial rollercoaster, with landlords able to raise the rent whenever they choose. On the other hand, with a fixed-rate mortgage, you can lock in your monthly housing costs for the life of the loan. This can help you plan your budget and avoid unexpected housing expenses increases.

Personalization and Investment

Owning a home also gives you the freedom to personalize and improve your living space. You can paint the walls, install new fixtures, or even add an addition to the house. These improvements can not only increase your enjoyment of the property but also increase its value, making your home a wise investment.

A Sense of Community

Homeownership can also provide a sense of community. When you own a home, you become part of a neighborhood and are more likely to form relationships with your neighbors. This can lead to a stronger sense of community and a greater sense of belonging.

In conclusion, homeownership is a great investment that provides financial benefits, stability, and a sense of community. If you're ready to take the next step and become a homeowner, Real Estate Two70 is here to help. Our experienced real estate agents will work with you to find the perfect home and guide you through the buying process from start to finish. Contact us today to learn more!

Rexburg and Madison County Idaho Real Estate Market Update February 2023

Rexburg, Idaho Real Estate Market Update

February 3, 2023

Welcome to this week's market update! This week we have seen a slight improvement in market activity, but not much. It still continues to be much slower than in the last several years. Year to date in Madison County Idaho, there have been 12 homes that have sold. The is a 53% decrease compared to last year at this time. Interest rates have fallen slightly to 6.09%, but we are still 72% higher than last year. The biggest obstacle continues to be the prices of homes not coming down as quickly as they should. The median sale price in Madison county is currently $319,000. That is a 16.5% decrease compared to last year.

Should I Wait to Buy or Sell?

What I generally recommend to my clients is if they are planning to purchase property as a long-term investment, you will most likely be just fine. Markets will always recover, and if you look at all of the historical trends in the United States over the last 70 years, we are always on an upward trend. Timing the market is extremely difficult, but if you plan to hold your property for more than five years, I would say that you will probably be in good shape.

What About the High-Interest Rates?

The beautiful thing about interest rates is that they always change. If rates drop significantly over the next few years, you have the ability to refinance your property and lock in a much lower interest rate. However, if interest rates go up even more, you will be locked into your interest rate. That is unless you do an adjustable-rate mortgage. You have to remember that these are still historically low-interest rates compared to history. Although they might seem high it is just because we became so used to 2 1/2% and 3 1/2% interest rates for a few years. We definitely were spoiled!

Simple Ways to Avoid Vehicle Corrosion During the Winter Months in Idaho

Simple Ways to Avoid Vehicle Corrosion During the Winter Months in Idaho

Winter in Idaho can be a magical time of year, but it can also be hard on your vehicle. From the cold temperatures to the snow and ice, there are a lot of things that can cause corrosion on your car or truck. Fortunately, there are ways to prevent this damage. In this article, we will share tips for avoiding vehicle corrosion during the winter months in Idaho. From using protective coatings to rustproofing, these tips will help keep your car looking and running its best all winter long. Read on to learn more!

Keep Your Vehicle Clean

When it comes to preventing vehicle corrosion during the winter months, one of the best things you can do is keep your vehicle clean. This means washing it regularly and waxing it to create a barrier against the elements.

If you live in an area where salt or ice melt is used on the roads, be sure to wash your vehicle as soon as possible after driving in order to remove any salt that could potentially cause corrosion. In addition, be sure to inspect your vehicle for any signs of rust or corrosion on a regular basis so that you can address any problems early on.

We understand that it can be extremely difficult to wash your vehicle during the wintertime. We recommend using high-quality car wash such as Nitro Car Wash in Rexburg. We like to go to Nitro because of the underbody wash, their pre-wash prior to entering the tunnel, and the amount of foamy soap that helps dissolve all of the salt and ice melt from the roads. We would recommend signing up for one of their unlimited plans to ensure a clean vehicle all year long. If you want to check out Nitro Car Wash, check out their website here: Nitro Car Wash Rexburg.

You can also see what it's like to go through the Nitro Car Wash by watching our video below:

Inspect Your Vehicle Regularly

It’s important to inspect your vehicle regularly during the winter months in Idaho. Look for any signs of corrosion, such as rust or pitting, on the body of your car. If you see any corrosion, clean it off immediately and apply a rust-inhibitive coating.

You should also check the underbody of your vehicle for any signs of corrosion. Pay particular attention to areas where there is metal-to-metal contact, such as suspension components and brake lines. If you see any corrosion, have the affected parts replaced as soon as possible.

Finally, make sure to keep an eye on your vehicle’s battery. Corrosion can cause batteries to fail, so it’s important to clean off any terminals and connections that are covered in rust. If your battery is more than three years old, consider replacing it before the winter season.

Use a Rust Inhibitor

If you live in an area with a lot of winter weather, it's important to take steps to avoid vehicle corrosion. One way to do this is to use a rust inhibitor. Rust inhibitors help to prevent rust and corrosion by creating a barrier between the metal and the elements. There are many different types of rust inhibitors available on the market, so be sure to choose one that is compatible with your vehicle's metal.

Store Your Vehicle in a Garage or Carport

One of the best ways to prevent corrosion or rust on your vehicle during the Idaho winters is to store your vehicle in a garage or carport. This will protect it from the elements and help keep it clean.

If you don't have a garage or carport, you can still take steps to avoid corrosion. Be sure to wash your vehicle regularly, especially if it's exposed to salt or other chemicals that can cause corrosion.

Conclusion

Vehicle corrosion can be a major headache during the winter months in Idaho. Thankfully, there are several methods you can use to protect your car from rust and other forms of damage. By making sure that you always keep it clean, waxed, and covered when possible; by using protective sprays or coatings; and by checking regularly for any signs of wear and tear, you can keep your vehicle looking its best all year round. With these simple tips in mind, you’ll have peace of mind knowing that your car is safe from the elements this winter!
