Agent Referral Program – Real Estate Two70

At Real Estate Two70, we value collaboration and strong professional relationships within the real estate community. Whether you’re a seasoned agent or new to the industry, our Agent Referral Program offers a clear, compliant, and rewarding way to connect clients with the right agents and earn referral fees for doing so. This program is designed to protect your client relationships, formalize expectations, and help ensure timely payment of agreed fees. 


What Is a Real Estate Referral?

A real estate referral happens when a licensed agent connects a client (buyer or seller) with another agent or brokerage that is better suited to serve their needs — often because the client’s location, transaction type, or market expertise lies outside the referring agent’s primary service area. Referral fees between brokerages are common, typically negotiated between agents and documented in a written agreement before client introduction. 


Our Four Referral Types

1. Inbound Seller Referral

Another brokerage refers a seller to Real Estate Two70 for full listing representation. Real Estate Two70 becomes the active brokerage for pricing, marketing, negotiations, and closing coordination, and the referring brokerage receives an agreed referral fee upon closing.

2. Outbound Seller Referral

Real Estate Two70 refers a seller to another brokerage when our agents are not positioned to serve the seller—usually due to geography or specialized market needs. The receiving brokerage provides representation, and Real Estate Two70 receives a referral fee upon closing.

3. Inbound Buyer Referral

Another brokerage refers a buyer to Real Estate Two70. We provide full buyer representation, including property guidance, offer strategy, inspections, negotiations, and closing support. Upon closing, the referring brokerage is compensated with a referral fee once a qualifying closing occurs.

4. Outbound Buyer Referral

Real Estate Two70 refers a buyer to another brokerage when the transaction is best served by a different geographic or specialty market. The receiving brokerage handles buyer representation, and Real Estate Two70 receives the referral fee upon a completed transaction after providing the appropriate W9.


How the Referral Process Works

We recommend the following steps for a smooth referral experience:

  1. Identify the opportunity – Determine if the client’s needs fall outside your service area or specialty.
  2. Discuss terms early – Agree on the referral fee percentage and expectations before client introduction (industry norms are often between 20–30%). 
  3. Use a referral agreement – Complete and sign the appropriate written referral agreement with the receiving brokerage before introducing the client. 
  4. Introduce the client – Make the formal introduction to the receiving agent or broker.
  5. Track the transaction – Stay informed about the transaction progress and ensure fee payment occurs as agreed upon closing.

Referral fees are typically paid out of the receiving brokerage’s commission at or shortly after closing. They must be between licensed real estate professionals and agreed upon in writing to be enforceable.
